Pet-Friendly

Looking for a pet-friendly apartment community in Irvine, CA? Look no further than Espaira! As one of the few pet-friendly communities, we proudly allow cats and dogs here at Espaira. Now your pet has the opportunity to relax by your side and enjoy the comforts of your apartment home.

Pet Policy:

Tenants may, after fulfilling the requirements, maintain a pet from one of the following:
(Service animals are not considered pets and are therefore exempt from these policies.)

A) Dogs- Maximum number - one (1)
Maximum size - 30 lbs. (mature weight)
Spayed or neutered at appropriate age*
Current distemper and rabies shots

B) Cats- (Domestic Only)
Maximum number - Two (2) –if tenant does not keep a pet dog
Maximum size - N/A
Spayed or neutered at appropriate age*
Current distemper and rabies shots

C) Birds- No parrots, myna birds or others of this type.
Maximum number - two (2) (ie. Love Birds, Finches, etc.)
Flight wings must be clipped

D) Fish- Maximum aquarium size -- 30 gallons
Maximum number -- approx. 3 fish per gallon of water
Aquarium shall be placed in a safe and secure location in the unit.

Only routine domestic animals will be allowed. No reptiles, monkeys or other exotic or undomesticated animals of any type will be allowed. For a dog or cat, a one-time Pet Deposit in the amount of $300.00 will be assessed. All pets are subject to management approval.

No preferences are considered. All initial applications are subject to a randomized lottery for a housing opportunity.
Are there age restrictions?
None. This is a family community.
What is the process for qualification?
This community does have minimum and maximum income restrictions, and all residents will be screened utilizing published resident selection criteria.

How much is the rent?
Two bedroom rents are anticipated at $581 to $929. Three bedroom rents are anticipated at $651 to $1,011. Rents are subject to change at any time.

If adult members of an application are traveling and they are contacted for an interview, what happens then?
All adult applicants must participate in our interview process to be considered for housing at Espaira.
Will this community offer on-site storage or garages?
This community will offer parking, including open parking, carports, and some garages. At this time we do not offer additional storage.
Transportation services?
Espaira does not provide transportation services. Orange County does have an exceptional public transportation system within walking distance of the community.
Is there rent control or rent subsidies attached to the apartment?
Rent control does not apply to our community and there are no rental subsidies offered as part of our program. Minimum and maximum income limits will apply. We will accept portable Section 8 vouchers and other tenant-based rental programs at this community.
Are subsidies from family allowed?
All recurring gifts from members not currently residing with the applicant will be confirmed and counted as part of total household annual income. You may contact us with any specific questions after you are assigned an application number and are contacted for an interview.
Is the income based on one person’s income?
No, all incomes sources are counted for all adult members of the application. Income is based on gross income.
Are pets allowed?
We are pet friendly. Species breed and weight restrictions apply.

Does Espaira offer short term leases?
No, all leases are 12 months in length.
If I applied to other Related owned and or managed properties in Irvine, CA, will I need to fill out another application?
Yes, each community has its own separate application process.
